A clean roof is key to the look and lifespan of your Spring Hill home. Many homeowners assume pressure washing is the answer, but high-pressure water on a roof can do more harm than good. Soft washing is the safest and most effective way to clean shingles, tile, and metal roofs.

Soft washing uses low pressure and specialized cleaning solutions to break down algae, mold, and lichen without damaging roofing materials. It restores your roof's color and helps it last longer.

What Are Those Black Streaks?

The dark streaks on Florida roofs are usually a common rooftop algae. It spreads by airborne spores and thrives in our heat and humidity, especially on north- and east-facing slopes that stay shaded and damp. It feeds on the materials in many shingles and keeps spreading if left alone.

Beyond looks, algae and mold hold moisture against your roof. Over time that can weaken shingles, loosen granules, and shorten the life of your roof.

What Is Soft Washing?

Soft washing is a gentle alternative to high-pressure cleaning, made for delicate surfaces. Instead of a forceful stream, it uses biodegradable detergents and a low-pressure rinse to remove dirt, algae, and lichen. It cleans without stripping the protective granules from shingles or cracking tile.

The solution kills growth at the root, not just on the surface. That is why a soft-washed roof stays clean much longer than one that was only sprayed off.

Why Not Use a Pressure Washer on a Roof?

\nIt strips shingle granules, which protect your roof from UV and heat
\nIt can crack or loosen tile, especially on older roofs
\nIt forces water under shingles and tile, which can lead to leaks and rot
\nIt only removes surface growth, so stains come back fast
\nIt may void your roof warranty, since many manufacturers advise against high pressure

Our Soft Wash Roof Cleaning Process

\nInspect the roof from the ground and ladder for loose or damaged areas.
\nProtect plants, AC units, and fixtures by wetting them down and covering where needed.
\nApply a roof-safe cleaning solution at low pressure.
\nLet it work for the right dwell time based on sun, heat, and humidity.
\nRinse gently and rinse your landscaping again so everything is left clean.

What Else Should Be Soft Washed?

Soft washing is not just for roofs. Other surfaces around your home need the same gentle care:

\nHouse exteriors: vinyl, stucco, and wood siding can crack or take in water under high pressure.
\nGutters: soft washing removes the black \"tiger stripes\" on the outside of gutters.
\nLanais and screen enclosures: cleans dirt, pollen, and mold without tearing screens.
\nFences: wood, vinyl, and composite fences come clean without damage.

How Often Should You Clean Your Roof?

Most Spring Hill and Tampa Bay roofs benefit from soft washing every 1 to 3 years, depending on shade, trees, and how fast streaks return. Cleaning before stains cover the whole roof keeps it looking even and makes each cleaning easier.
